5 freehold apartments near an MRT station – Singapore Real Estate Blog

ByStephanie M. Akbar

Jun 2, 2022

While shophouses will always be a popular type of aspirational property in Singapore due to their uniqueness, they can also be priced generally too high, beyond the reach of most people.

An alternative to look at can be apartments without a lift. Although they don’t have as differentiated a facade as shophouses, some of them may still have unique attributes like a higher ceiling or a sloping roof.

You may have to shell out more money for renovations, but the advantage here is the savings on monthly maintenance costs compared to condos! Of course, there’s usually no security or facilities for that matter, so it’s a trade-off you’ll have to decide if it’s worth it for you!

Mountbatten Lodge

$1,050,000

Address: 735 Mountbatten Road 437745
Mandate: Full ownership
Cut: 657 square feet
$PSF: $1,598.17 PSF
Developer: Unknown developer
HIGH: N1998A

why i like it

Unlike most walk-up apartments, this Mountbatten Lodge unit is fascinating because it’s actually a freehold conservation home that looks like a really cool bungalow. It’s located right across from the next [email protected] (so you’ll have to deal with some construction noise for now), but you’re within walking distance of the Katong Park MRT station on the Thomson East Coast line.

The unit is 657 square feet, but it probably looks bigger than it looks on paper due to those super high ceilings. It really is a beautifully unique space, with the living room, bathroom, study and dressing room all on one floor, and the bedroom on a loft, with a spiral staircase that takes you up to the kitchen.

Above the bedroom (which sits above the storage area) is also a really cool skylight that not only looks good but brings lots of light into the space. It’s a really well made and comfortable setup, and is perfect for those looking for something different.

Walk in the river valley

$1,700,000

Address: River Valley Walk Up 248311
Mandate: 999 year lease
Cut: 1,150 square feet
$PSF: $1,478.26 FSP
Developer: N / A
HIGH: N / A

why i like it

This is a walk up apartment with a 999 year lease, which really is as good as a freehold apartment. It’s in the River Valley area, giving you easy access to the redeveloped Great World City shopping centre, and there’s also the next MRT to look forward to on the Thomson East Coast line.

As you can probably see from the photos, the space really isn’t much to look at right now – you would definitely need to invest a fair amount of money to fit out the space. At 1,150 square feet for a 3-bedroom, 2-bathroom unit, it’s a decent size compared to most new condos you might see today.

Apartment without elevator Binjai Park

$1,700,000

Address: Binjai Park 589869
Mandate: 999 year lease
Cut: 1,033 square feet
$PSF: $1,645.69 PSF
Developer: N / A
HIGH: N / A

why i like it

I like the Binjai Park area because it’s less crowded overall because it’s in a land area and just feels less dense as a result. Yet, you can still walk to King Albert Park MRT station on the Downtown line, as well as other stores and spaces like KAP Mall and Bukit Timah Plaza. Not to mention you also have food options on your doorstep like IVINS, Lino (an Italian restaurant) and Hup Choon (tze char place).

The unit is a significant area of 1,033 square feet for a 2 bedroom + 1 bathroom unit. It is simply furnished and decorated too. Nothing fancy, but doable if you’re on a budget.

novena court

$1,280,000

Address: 20 Jalan Novena Barat 308612
Mandate: Full ownership
Cut: 861 square feet
$PSF: $1,486.64 FSP
Developer: Unknown developer
HIGH: 1970

why i like it

I remember looking at a unit here in 2017 when you could get a 3 bedroom unit here for less than a million. Novena Court is a walk-up apartment just a 5 minute walk from Novena MRT, and with that a wealth of dining and retail options at Novena Square 1 and 2, Velocity and Royal Square. Of course, you also have easy access to Mount Elizabeth and Tan Tock Seng Hospital. And if you venture a little further, United Square and Goldhill Plaza.

Because Novena Court faces the main road, you will definitely experience some traffic noise – especially as Thomson Road is always very busy and congested. That said, the nice thing about this unit is that it faces the main road and the back of the development instead. At 861 square feet, it’s definitely not the most spacious. The ongoing renovations are also quite basic, you might want to think about a budget for carrying out work here.

238C Serangoon Road

$1,100,000

Address: Serangoon Road 218085
Mandate: Full ownership
Cut: 861 square feet
$PSF: $1,277.58 PSF
Developer: N / A
HIGH: N / A

why i like it

This area is truly shophouse territory, with many unique storefronts along Serangoon Road. This is a 3 bedroom, 1 bathroom freehold unit with an area of 861 square feet. You definitely need to plan a good size renovation budget here, as you can see in the photos above.

The main attraction here really is the convenient location (although you should be warned that it’s a very busy area). You are within walking distance of Farrer Park MRT station and shopping areas such as City Square Mall and Centrium Square. There is also the next Piccadilly Grand to look forward to, as there will also be a shopping area.
